Offer vs. Contract: Know the Difference
In real estate, “offer” and “contract” get used like they mean the same thing—but they don’t.
An offer is simply a proposal. A buyer submits terms like price, timeline, and contingencies. At this stage, nothing is binding, and the buyer can walk away at any time before acceptance.
A contract begins once the seller accepts the offer exactly as written, signs it, and that acceptance is communicated. Now it’s legally binding.
⚠️ Even small changes = counteroffer
If the seller tweaks anything (price, dates, etc.), it’s not acceptance—it resets the negotiation.
🔑 Contingencies matter
Most contracts include protections like financing, inspection, and appraisal. If those aren’t met, buyers may be able to exit without penalty.
Bottom line:
An offer is a conversation. A contract is a commitment.
If you’re unsure where you stand, ask questions. This is one of the biggest financial decisions you’ll make—don’t wing it.
