The Fed did not cut rates, and right now the big conversation is not “when are rates dropping?” — it is more like, “how long are they staying up here?”
Mortgage rates are still hanging around the mid-6% range, which means affordability is still the main challenge for buyers. But here’s the good news: rates are moving a little day-to-day, and buyers who shop lenders carefully may find better options than they expect.

Don’t wait for some magical perfect rate to fall from the sky wearing a cape. 🦸♀️
